New Construction in Pirates Cove


This is a new home being built by Forrest Seal in beautiful Pirates Cove in Manteo, NC.

I’m Forrest Seal. I run my own company, Forrest Seal, LLC. We’re at the Hardon residence today in Pirate’s Cove, Manteo. The Hardon residence is approximately 4,600 square-feet heated. We have about 1,000 square feet of deck. Portions of it are covered and portions of it are uncovered. We have two garages. We have an elevator that’s going to be in the house and four bedrooms.
 
What we do when we’re putting a house together is we use modern products to withstand the weather. One of these products that we use is a 30 pound felt, which is a vapor barrier that we put on the house. What we try to achieve is weatherproofing or waterproofing the house before we ever put the siding on. In this case, we’re going to be using a cement composite siding. It won’t rot and it takes paint well. It’s a very strong product.
 
We’ll also be using a closed cell PVC trim around all the windows and doors, on the corners. We’ll also use stainless steel fasteners to withstand the rigorous elements here. The soffit, fascia, and the cornice work will be a closed cell PVC trim and that cement composite as well. The roof shingles put on are a 50-year architectural shingle.

We’re here at the Hardon residence again. As you can see, we have on some siding and exterior trim, as well as the closed cell PVC trim for the soffit, fascia, corner boards, and window trim.
 
In some of the pictures you can see the 30 pound felt as our vapor barrier, 6-inch window wrap around the windows, used a head flashing over all the windows and doors to help prevent water from entering. A high quality composite decking close to the color of the finished floor inside the house so the color of the floors will flow from the inside to the out.
 
The next time we meet we’ll be looking at the handrail system outside here. The sheetrock should be installed on the inside of the house as well as possibly some of the interior paint work will be done. Come back and see us again. Check us out at our website, OBXMasterBuilders.com.
